This forced us to sign a new contract with a higher rent under pressure, – says in an interview with the commercial editorial team of tvn24.pl, the representative of the buyers of the Modlińska 6D shopping center in Warsaw. Sebastian Bogus, the manager of the property, responds that it was the actions of the traders that forced the company to increase the number of security personnel at the facility. The prosecutor’s office decided to open a case in this case.
The opening of the Modlińska 6D shopping center in Warsaw was initiated by some of the merchants of the burning center at Marywilska 44. This facility was officially put into operation last October.
Businessmen contacted the commercial editorial office of tvn24.pl and reported that a few days ago a group of dozens of people appeared in the building. According to them, the case is related to the fact that the land developer unexpectedly demanded an increase in the rent.
– The manager of the whole farm decided to increase our rent by 20% from January. We did not agree – the representative of T-Groupe, acting on behalf of traders, describes the situation in an interview with the commercial editorial team of tvn24.pl. The man asks not to be named.

As our interlocutor describes, “it all started on Friday midnight”. – Security officers called me and said that a group of men came with clubs, clubs and chains and hung around the building, – he reported. – It was to force us under pressure to sign a new contract with a higher rent, – he adds.
The police were called to the scene. – We have strengthened the security so that it is safe for everyone, merchants and customers. It is quiet here during the day, nothing happens, it is safe, says the representative of the traders.

He adds: – This rent increase did not come from nowhere, as if someone ordered it. Almost the entire hall is rented, we have two hundred buyers. Everyone lost their belongings in the fire at 44 Marivilskaya Street, but we came back. Gastronomy has started, people are crowded on weekends. Maybe this will bother someone?

Negotiations are scheduled for Wednesday evening between the manager of the property where the Modlińska 6D shopping center is located and T-Groupe, which represents the merchants.
One of the ladies of the stand tells us that she is waiting for this meeting, she is reconciled, although she has many question marks. – You don’t know what to expect. What happened when the property manager decided to change the terms of the contract? Will the amounts be higher now? I am surprised by this, he says.
Another person emphasizes that “this building is newly built, the tenants are after a difficult period”.
– To build the stands, they had to find ideas and borrow money. That is why we cannot agree to the price increase, says another trader.
In an interview with tvn24.pl, they state that they are united. – That is why we guard the entire facility at night. We are watching. I guarded the tribune until 6:30 today. We are afraid that someone will enter, drill the locks and take our goods, – our interlocutor raises his hand.

The construction manager explains
We contact Sebastian Bogusz, who is the manager of the Global Expo facility, which is located in the Modlińska 6D shopping center. In a phone conversation, he argues that “this case is completely different from the tenant’s proposal.”
In a statement sent to our editors, he explains that “from June 2024, after visiting the facility, T-Groupe announced its intention to lease the entire area of the building – all floors. The rental rate was calculated, negotiated and set to meet those expectations.”
“Meanwhile, already when the buyers came to the house, T-Groupe put the manager on the wall, stating that it would give part of the space or could offer half the rent and did not intend to pay the rent. some places at all.”
This should be the main reason for the rent adjustment that was previously pointed out to the tenant.
In a statement, Sebastian Bogus notes that last year, “T-Groupe took advantage of the rental holidays and only paid back property taxes and utility bills.”
He explains that “at that time traders could easily come in and set up their stands and start doing business in October.” According to the statement, “after six months, T-Groupe refused to enter into a lease agreement for the facility or to negotiate proposals to amend the commercial terms, while at the same time taking actions to defame the facility manager.”
Revenge “with a knife”
We ask why the group of men that the traders told about appeared in the building.
“Due to non-payment of rent by T-Groupe, refusal to sign a lease agreement and failure to provide financial guarantees (at the moment T-Groupe continues its commercial activities in the building), the facility manager has no choice but to sell the premises to buyers as a warning for closed for two hours – traders left free access to their stands, unfortunately, to the manager’s staff in the form of a physical attack by representatives of T-Groupe, including using one. knife (knife directed at police) and attempts to illegally take control of the facility, including nighttime raids and bringing men with broad-bladed clubs into the area,” Bogusz said in a statement.
“Such actions of the representative company of traders have forced the manager to increase the security staff of the facility to ensure the safety of its employees and guests,” he adds, stressing that he hopes that the dispute will end peacefully.
The prosecutor’s office will initiate a case on this case

Assistant Commissioner Paulina Onishko told us that “the prosecutor overseeing the activities in this case has issued a decision to open a case, according to which the information received from the representatives of the conflicting parties will be investigated.”
