St. Johns County on Aug. 14 issued a building permit to engineering and architecture firm Passero Associates to develop office space at The Shops at World Golf Village in St. Augustine.
The estimated $689,281 project is at 335 S. Legacy Trail, Suite 100, a commercial center that surrounds a lake near the closed World Golf Hall of Fame.
Site plans call for an 8,208-square-foot building containing 11 offices and meeting rooms.
Passero Associates plans to develop office space at 335 S. Legacy Trail, Suite 100. It will replace Lion's Den Karate, which is relocating.

The contractor is Jacksonville-based EIS Construction.
According to Passero's website, the company's offices are in St. Augustine at 4730 Casa Cola Way, Suite 200. Calls and emails asking whether it is a relocation or an expansion were not responded to by either Passero or American Commercial Realty, the owner of The Shops at World Golf Village.
According to its Facebook page, Passero's office will replace Lion's Den Karate, which is relocating to 2780 Florida 16th in the St. Augustine Premium Outlets.
According to the company's website, Passero operates nine offices: three in New York, two in Ohio, and others in Charlotte, North Carolina; Atlanta; Burlington, Vermont; and St. Augustine.

The company was founded in 1972 and has about 170 employees. Passero has worked in the region overseeing “real world” training projects at Northeast Florida Regional Airport, Fernandina Beach Municipal Airport and the St. Johns County Tactical Training Facility.

American Commercial Realty said in July that the store was fully booked and had a waiting list.
